Record
Document the findings and any limitations so you can communicate clearly with the landlord and tenant.
Plan the next steps
Identify recommended action and whether further specialist investigation or repair work is needed.
Scotland’s damp and mould investigation duties
From 6 October 2026, Scotland’s Awaab’s Law requirements apply to relevant social and private rented homes. When a landlord becomes aware that a home may have damp or mould, a competent person must normally complete an investigation within 10 working days.
The investigation must establish whether the home is substantially free from damp and mould and, where it is not, what repairs are needed. The underlying cause should be considered. Complex cases may need further visits or specialist input; the guidance explains how exceptional circumstances are handled.
The landlord remains responsible for meeting the applicable reporting and repair duties. Booking an assessment does not restart the legal timescale.

- Tell us about the property. Provide the address, affected rooms, when the issue was first reported and any previous repairs or investigations.
- Agree the visit. We confirm the assessment scope, fee, access arrangements and reporting timescale before booking.
- Review the findings. Use the assessment to understand the observations, recommendations and any further checks required.
- Coordinate action. Keep the findings with your property records and arrange any necessary follow-up.
Please tell us the original report date when enquiring so that the relevant timescale can be considered. Contact us promptly to confirm availability.
For letting agents and property portfolios
Whether you manage a single property or a wider portfolio, start with the property details and the reported concern. Photographs, previous inspection records and access contact arrangements can help us agree the scope of the assessment.
Based in Edinburgh, we also welcome enquiries from surrounding areas. Send the postcode to confirm coverage and availability.
Frequently asked questions
What is a competent-person assessment?
It is an investigation by someone with the skills and expertise needed to assess the damp and mould issue and determine whether repairs are necessary. Landlords should consider whether the investigator’s experience is appropriate to the particular case.
Does the assessment include treatment or repairs?
This service is for assessment. Remedial work, specialist testing and follow-up visits are separately scoped and agreed.
How much does a mould assessment cost?
Contact us with the property postcode and details of the problem. We will confirm the scope and provide a quote before booking.
Does the report guarantee legal compliance?
The assessment supports the landlord’s response to the reported issue. It is not a blanket compliance certificate: landlords must also meet the applicable duties to communicate findings, arrange repairs and follow up.
