What is an EPC?
An EPC is a document which shows the energy efficiency and carbon emissions of a property. The property is given a rating between A and G and this is displayed on a chart which looks very similar to the energy rating given to domestic appliances such as fridges and washing machines. The EPC is provided as part of an energy report which highlights recommendations for increasing the energy efficiency of the property and reducing the carbon emissions and it includes an estimate of how much these changes may cost. They are valid for 10 years.
How can a good EPC rating benefit me?
- Lower energy bills - adding more energy efficient measures to your home will lower your consumption and therefore reduce your energy bills.
- Improve property value - if you're considering selling your property, then improving the energy rating will also likely improve the value.

New EPC regulations - 2025
There has definitely been confusion regarding the future legislation of EPC's in Scotland. However these have now been simplified.
- Any property marketed for rental as of 2025 must have an EPC rating of C or above
- All properties rented in the private sector must have an EPC rating of C or above by 2028.
